    Responsibilities

    The Facilities Manager partners with the VP of Facilities and Property Management in the development and implementation of all strategic initiatives and any other building and facility-related programs.

     

    Physical Assets & Financial

    • Provide reoccurring vendor service contract oversight to property managers
    • Oversee all physical assets to ensure they are properly maintained by conducting regular inspection of all common area facilities/systems
    • Review building operations and procedures and provide guidance/recommendations on MEP, Fire Life Safety, Vertical equipment, Risk, ADA and construction-related issues
    • Communicate property policies and procedures to Property Managers
    • Track and monitor all work orders
    • Assist with the development/creation of the annual operations expense forecast and related financial performance goals of projects
    • Review and approve all financial and expense documentation
    • Manage the administration of approved budgets

     

    Capital and CAM Projects

    • Assist the VP of Facilities and Property Management in the development of the owner and capital expense forecasts
    • Solicit, obtain and analyze competitive bids to evaluate costs for equipment, components and all projects
    • Assist with Coordination of reporting all capital and owner related construction issues/projects
    • Assist with the negotiation, approval, and monitoring of all executed contracts
    • Assist construction/development staff and design team to identify and implement design standards that avoid repeat of design “mistakes” and maximize design team’s ability to address “lessons learned”
    • Assist with the implementation and compliance of Environmental and Corporate safety programs
    • Serve as the primary role of the Facilities Safety Coordinator
    • Conduct Safety and Risk Management periodic and/or annual Facilities inspections of all Facilities
    • Work to mitigate overall risk at each property and ensure optimum safety conditions
    • Assure compliance of pre-construction and subsequent follow-up meetings with tenant contractors to regulate compliance with Rules & Regulations, specific lease requirements and timely completion of construction, as stipulated by Tenant Coordination
    • Supervise the field implementation of all Sustainability and Strategic Energy Plans
    • Monitor all energy management systems to ensure daily optimal operational efficiency and recommended system upgrades when appropriate

    Qualifications

    • Bachelor’s Degree preferred in Construction Management, Engineering, or a related field
    • Minimum of at least 7 years of experience in Facility Management, including 2 years of management experience
    • Valid driver’s license required
    • Solid knowledge of property operations, construction and development
    • Must be able to interpret Architectural, MEP and Fire Life Safety building plans and specifications
    • Knowledgeable on OSHA regulations
    • Able to train Management and staff members on all systems and procedures
    • Proficiency in Microsoft Office with the ability to learn new computer applications
    • Self-starter with positive attitude and the ability to work in a collaborative environment
    • Ability to multi-task and follow through in a fast-paced and entrepreneurial environment
    • Excellent communication, interpersonal and customer service skills
    • Ability to lift up to 20 lbs and climb vertical ladders in excess of 20 feet
